Yep, you read that correctly, if you’re not satisfied with your land for any reason, we will exchange your parcel for another one within 365 days – no question asked!   • Can I visit the property before I purchase it?
    • Absolutely! We encourage you to visit the property first, just please be courteous to any neighbors. It’s really just as simple as opening Google Maps on your smartphone and instead of entering an address, enter the two GPS numbers that are given at the land listing or just click on the Google Maps link that is on the listing.
  • Are you a real estate agent and will you be showing me the property?
    • We are not real estate brokers or agents.  We own the property and sell directly to the customers without any middleman.  By not having a real estate agent with a commission involved, and by customers viewing properties on their own using the gps coordinates at the land listing, we are able to offer land at huge discounts.  So, we do not show properties. You are welcome to go visit them yourself anytime.
  • How does buying land online work?
    • It may seem strange at first but it is really quite simple. You have 2 options, “CASH” or “FINANCING”. If you choose the “CASH” option you own the property as soon as we receive full payment for it. We will then convey the property to you and have it recorded in your name at the county. If you choose the “FINANCING” option you will be guided through check out, just choose the payment terms that fit your needs and pay the down payment at check out. We will send you a Land Contract and Promissory Note via email to e-sign. Once you have completed check out you have reserved the property and will own it once all the payments are made. When the payments are complete we will convey the property over to you and have the property recorded in your name.
  • How does your payment program work?
    • We offer financing to make it easy for anyone to become land owners. We use a standard Land Contract and Promissory Note for the loan. These will be sent to you after checkout on our site. When the payments are complete and the property is paid off we will convey the property to you. There is no prepayment penalty, you may make extra payments or pay your loan off at any time.
  • When can I start using the property after I buy it?
    • You are welcome to begin using the property as soon as you’d like, regardless of whether you choose to pay for the property in full or finance it. We only ask that you follow all county (and association rules if applicable) rules and regulations and remain current on your land loan and property tax payments.
  • If I use financing who pays the property taxes and HOA dues?
    • As a property owner the yearly property taxes are your responsibility. The taxes are prorated and added to the monthly payments. Luckily taxes on raw land are very low so it is typically only a few dollars per month. If there are any HOA (home owner association) dues, they are also the buyers responsibility and will be added to the monthly payment schedule as well.
